Councillors are deciding whether to grant planning permission for a new three-storey building providing a café and co-working offices next to Patchway station in Little Stoke.
The café would serve the offices and the train station. Solar panels are also planned on the roof of the new building. The offices would be different sizes and shapes, to accommodate a range of tenants such as freelancers and small firms. There would also be a fitness suite.
The building would be located on an empty strip of land north of the station along Station Road, which used to be a storage yard.
The plans, put forward by Estrans Developments, be considered by South Gloucestershire Council’s development management committee at the end of November.

In planning documents, developers said: “The project envisions an innovative workspace, café, and community facility in a sustainable location adjacent to Patchway train station. It capitalises on excellent public transport, cycling and pedestrian networks.
“This redevelopment will transform the site into a vibrant economic hub, supporting the local economy, attracting talent, and providing a ‘third place’ of work for the local and wider community. The café, in particular, will serve as a much-needed refreshment point for travellers at Patchway train station, an amenity currently lacking in the area.
“The diversity in the size and shape of the office spaces reflects a flexible approach to accommodate a wide range of tenants, from freelancers to small companies, while shared meeting rooms provide collaborative spaces that can be booked as needed.”
There would be 33 car parking spaces next to the building. Stoke Gifford Parish Council is objecting to the planning application, because they believe there are too few parking spaces. However, the building is directly next to a train station and will have space for lots of bicycles.
